General Information

NRS 116 requires sellers to provide complete association documents to buyers prior to closing. As the managing agents, we are required to provide those documents, after payment of all fees, within ten (10) days.

Please Note:

Payment - All orders must be paid by credit card.

  • All orders must be pre-paid by credit or debit card. We accept Mastercard, Visa and Debit cards bearing the Visa logo.
  • No refunds are made after delivery of documents.
  • Please provide the exact street address, including the unit number, city, state and zip code.
  • You will receive an e-mail containing a link to download a "zip" file which will contain the documents.
  • Should you require hard copies or USPS delivery, there will be additional fees.
  • Rush deliveries are available for an additional fee.

  • Demand Statement/Escrow Report ($150)
    This statement notes the current account balance and set up fees to be collected through the escrow process. This report should be ordered only when you are sure the property will be closing escrow, as the report is only good for fifteen (15) days. A current deed must be recorded on a foreclosed property prior to submitting a request.
  • Resale/Disclosure Report ($185)
    NRS 116 requires that this be provided by the seller to the buyer and includes the CC&Rs, ByLaws, Budget, Rules & Regulations and other pertinent documents. This report is valid for ninety (90) days. Many communities also require a covenant inspection (which insures there are no existing violation at the property) prior to closing. The charge for this inspection is $80.
  • Lender Questionnaire ($205 - Additional fee of $105 for custom lender forms)
    These documents are frequently ordered by third parties, such as landlords and tenants who have an interest in informing their tenants about what is required to be good neighbors at the property.
  • Community Association Documents ($180)
    These documents are frequently ordered by third parties, such as landlords and tenants who have an interest in informing their tenants about what is required to be good neighbors at the property.
  • Escrow/Demand Rush Fee: $100
    Resale Package Rush Fee: $125
    Lender Report Rush Fee: $100
    Add-On Custom Questionnaire Rush Fee: $100

    Any rush order, whether it be for any of the reports or documents, will be processed within 24-48 hours after payment is received.

If your account is in collections and you are ordering a resale package or any other documentation, the purchaser may need more information. This may require additional documentation required by statute which may have to be purchased from another agency to fulfill the statutory obligations.

Frequently Asked Questions

  • I need to order a Resale/Disclosure Package, Lender Report, Escrow/Demand Report. How do I place an order if I do not have a user name for the online system?

    Please click on the button on the upper section of this page that says “Click Here For Report/Document.” Please register for an on-line account if you have not already done so. The instructions are provided therein.

  • Do I have to pay in advance?

    All documents orders must be paid for in advance. Anyone involved in the transaction can pay for the documents, so long as the seller has given permission.

  • How do I know if my order was received?

    You will receive an e-mail confirmation once you have completed your order online. It will contain a Product Order Number (PON) which you can use to check the status of you order by going back to the “Report/Document” button on the CMG website and logging in.

  • In what format will I receive my order?

    You will receive an e-mail that will have a "zip" file. That file will contain all of the document you have ordered.

  • How do I request a Resale/Disclosure Report or Escrow/Demand Report if a home is in collections?

    If the home you are requesting documents for is in collections, prior to placing your order, you will receive a pop-up screen instructing you to contact the CMG offices.

  • If I already have some of the documents, do I have to order and pay for a complete document package?

    Documents are continuously updated, revised and amended. Financials are updated on a monthly basis and our data bases must be current. This insures that the documents provided to the buyer accurately reflect the information we maintain about the community association.

  • I am an owner and just need a copy of the association documents. Do I have to order a complete package?

    Please contact your community association manager at CMG and you may obtain the documents you need at the office.

  • What if my home falls in multiple associations, like a master association?

    If your home is a member of a sub and a master association you will need to order one package for that home from each of the respective associations. Please note that CMG may not manage both the master and the sub association. In that case, please order the package from the community that CMG manages and the other package from the management company.

  • If I ask for the Reports to be sent to another e-mail address, can it be changed?

    We can resend the documents to all approved recipients, so long as the seller has given permission for said party to receive the reports. You may contact us at Condocerts Customer Support (1.800.310.6552) for assistance.

  • What if I am having problems using the web site or downloading the Documents?

    Technical Support is available by calling Condocerts Customer Service at 1.800.310.6552. You will need to leave a message including your name, address, PON number, a brief description of the problem and a number where you can be reached. Your call will be returned in a timely manner.
